real estate publications. In addition, tenants are attracted through
the Multiple Listing Service, Internet, realtor flyers, as well as
property signage.

Often, the most important step in the leasing process is a
comprehensive verification of a prospective tenant’s background.
Areas such as applicant credit, employment, and criminal history are
reported through most credit agencies. In addition, cross checks of
previous landlords and employers are conducted to further validate
an applicant’s qualifications.

To protect the owner's investment, Vision Property Group will
conduct an inspection of the subject property prior to, as well as
after and tenant’s moves. In addition, periodic inspections are made
during tenancy as needed or required. Photos and a written report of
such inspections can be provided.

In order to minimize maintenance expenditures, tenants are
responsible for cosmetic and minor repair issues. Vision Property
Group can provide qualified tradesmen at competitive rates for
repairs that are beyond the scope of the tenant’s responsibility. In
addition, we will consult with licensed and certified contractors
when addressing more significant issues such as mechanical or
structural concerns.

Rental rates are always negotiated to the highest possible level in
order to achieve the greatest rate of return on an owner’s
investment. Moreover, Vision Property Group will always defer to
the property owner for final acceptance or denial of any proposed
lease agreement.

Leases and other documents are comprehensive, detailed, and clearly
explain both landlord and tenant rights and responsibilities.

Collected rents are provided to the property owner in full on a
timely monthly basis, less any fees or charges associated with the
management or maintenance of a subject property. Additionally, we
suggest property owners maintain an average of $400 on deposit for
unexpended expenses. Tenants who have not paid their rent by the
5th of the month are sent late notices, and although evictions are
rare, Vision Property Group will execute eviction proceedings in
accordance with state or local laws.

Property owner funds are mailed, or electronically transferred on a
timely monthly basis. Vision Property Group will provide a
comprehensive estimate detailing the scope and costing of any work
necessary to maintain the integrity of the properties we manage.

Vision Property Group can offer a full array of management services
for between 8% - 12% of gross monthly lease fees. This is a very
competitive rate structure that may vary due to geographic or
economic circumstances. Although our fee structure is customary, our
level of service is extraordinary. Our goal is to raise our client’s
level of expectation and satisfaction by providing an unparalleled
level of service and support.

A comprehensive rental analysis helps determine and economic basis
for both long and short term lease scenarios, thus allowing an owner
to establish an anticipated rate of return on investment.

between the property owner, and Vision Property Group. The
agreement is structured to protect our mutual long-term interests in
a management partnership, and clearly defines the rights and
responsibilities of both parties to the agreement. Once the
agreement is executed, and initial account deposits are received,
our focus then turns to the efficient, effective, and profitable
management of your property!
